Hidden away in the West Sussex countryside, Brooks Farmhouse is a beautifully restored 18th-century Georgian farmhouse offering a rare combination of historic character, understated luxury and complete privacy. Set within extensive private grounds, the house provides the perfect setting for families and friends to slow down, reconnect and enjoy precious time together in one of England’s most beautiful rural landscapes.
Completely private and surrounded by its own gardens, fields and countryside, the farmhouse offers a genuine sense of escape. From every window, guests enjoy views across the property’s own land, creating a rare feeling of seclusion while remaining remarkably accessible from London and Gatwick.
Dating from the 1770s, the farmhouse has been lovingly renovated with a sympathetic approach — retaining the character, proportions and charm of a traditional Georgian home while introducing all the comforts expected of a modern luxury stay. Original features sit alongside carefully chosen finishes, creating a home that feels both timeless and welcoming.
The beautifully remodelled kitchen has been thoughtfully designed for relaxed country living, centred around the British Racing Green electric Aga and offering everything needed for leisurely breakfasts, family meals and long evenings cooking together. Guests will find a bean-to-cup coffee machine, wine fridge, dishwasher, additional electric oven and induction hob, ensuring there is plenty of space for entertaining and preparing meals together.
The farmhouse is ideally located for guests visiting the world-renowned Goodwood Estate, making it a wonderful base for the Festival of Speed, Revival, Members’ Meeting, horse racing and other celebrated events. With generous private parking for up to five vehicles, it is particularly well suited to larger groups and guests attending Goodwood with cherished cars.
The main house comfortably sleeps up to eight guests across four beautifully appointed bedrooms, with the option to accommodate a further two guests in the self-contained annexe.
The farmhouse has been designed with gathering in mind, with generous spaces for guests to come together — from relaxed evenings by the log burner to long meals around the dining table — while also offering plenty of quiet corners to retreat and unwind.
The bedrooms reflect the calm, timeless character of the surrounding countryside, with luxurious beds, high-quality linens and carefully chosen furnishings. The principal suite offers a super king bed and beautifully finished en suite bathroom with a freestanding roll-top bath and separate shower. There are two further super king bedrooms, alongside a flexible twin bedroom which can also be arranged as a super king-size room on request.
The family bathroom includes a bath with overhead shower, alongside an additional separate shower room providing further convenience for larger groups.
Families are warmly welcomed, and the farmhouse is equipped for younger guests with a travel cot and highchair available on request, making it easier for families to enjoy a relaxing countryside escape together.
Alongside the main house sits the charming annexe, a self-contained retreat offering additional flexibility and privacy for guests. With its own sitting area, dining space, kitchenette and shower room, the annexe provides a cosy private hideaway, with a characterful sleeping area tucked into the eaves — best suited to more agile guests.
The gardens are a delight, with terraced lawns, secluded seating areas and meandering paths through mature shrubs. A sweeping side lawn features a sweet Wendy House, while the private heated swimming pool sits on the upper lawn, positioned to capture the sun throughout the day. The pool is fitted with an electric safety cover, providing additional reassurance for families with younger children when not in use. Available seasonally from April to October, it provides the perfect setting for relaxed summer days spent together outdoors.
A practical utility room provides additional space for longer stays, with washing machine, tumble dryer, ironing facilities – important after muddy walks and pool days.
